The Lower North Shore splits into two kinds of job. There are the Federation and interwar houses through Willoughby, Lane Cove, Hunters Hill and Greenwich, and there are apartments — a lot of them — through Neutral Bay, Cremorne, Kirribilli, Milsons Point and Mosman.
The apartment work is where the planning matters. Strata approval, building work hours, lift bookings and protection of common property all have to be organised before anything is delivered, and cabinetry often has to come up in a lift rather than a stairwell. We size and assemble around that rather than discovering it on install day.
Strata approval comes before fabrication
Most buildings need written owners corporation approval for internal work, and some want a scope, insurance certificates and licence details attached. We supply those. Starting fabrication before approval is how jobs end up stalled with cabinetry sitting in a workshop.
Lift access changes how cabinetry is built
Where a finished tall unit will not fit a lift car, we build it to knock down and assemble it in the apartment. It costs a little more in labour and it is the difference between the job happening and not.
Concrete slabs and limited fixing points
Apartment walls are often concrete or steel-stud rather than timber-framed. Fixings are set out to suit — chemical anchors into slab, or a continuous rail spanning studs — instead of assuming a stud every 450mm.
Older houses have their own quirks
Federation homes through Willoughby and Lane Cove have the same out-of-square walls and lath-and-plaster as the Inner West, plus picture rails and deep skirtings that joinery has to either scribe around or deliberately finish against.

Do you handle strata approval for apartment joinery?
We supply what the owners corporation asks for — scope of works, our licence number, insurance certificates and work hours. The application itself is lodged by the owner, because strata deals with the lot owner rather than the contractor. We have done this often enough to know what most buildings will ask for.
Can joinery be installed in a building with lift-only access?
Yes. We check the lift car dimensions at measure and build anything that will not fit as a knock-down unit, assembled in the apartment. We also organise protection for lift interiors and common corridors, which most buildings require.
